Under a traditional general contracting arrangement the client appoints a designer first, completes the design, then appoints a contractor to build it, so design risk stays with the client. Under design-build, one party carries both design and construction under a single contract, so coordination between architectural, structural and MEP disciplines happens inside that party rather than across a contractual boundary. General contracting gives more design control and clearer competitive pricing; design-build gives a single point of responsibility and removes the design-versus-construction dispute.
The question is not which model is better. It is which model puts the risk you are least able to manage with the party best able to manage it. Almost every argument about procurement structure is actually an argument about that.

The client appoints a design team, the design is developed to a tender-ready state, contractors price that design, and one is appointed to build it. Because every bidder prices the same documents, the bids are genuinely comparable, which is the model's central commercial advantage.
Its central weakness is the seam. Whenever the architectural, structural and MEP drawings disagree, and on a real project they will, the contractor has priced what was drawn, not what was intended. Resolving the disagreement becomes a variation, and variations are where a traditional contract's cost certainty quietly evaporates.
Where it works well

Design-build

- A single party contracted to both design and construct the works, holding responsibility for the coordination between disciplines and for delivering a building that performs, not merely one that matches a drawing.
Here the client contracts one party against a brief and a performance specification rather than a completed drawing set. That party develops the architectural, structural and MEP design and builds it. The clash between a duct route and a beam is no longer a commercial event; it is an internal one, resolved on the model before anyone reaches site.
The trade-off is control. The client is buying an outcome rather than specifying a solution, and the further the design is from complete at the point of contract, the more the contractor is pricing uncertainty rather than work.
Where it works well
- One accountable party for design and execution.
- Design and construction overlap, compressing the calendar.
- Buildability is fed back into the design while it is still cheap to change.
- Interdisciplinary clashes are resolved internally rather than contractually.
Where it strains
- Bids are harder to compare, because each bidder is proposing a different solution.
- The client's design control is reduced after the brief is fixed.
- A weak brief produces a weak building, and the brief is written before anyone has drawn anything.
- Independent design scrutiny has to be arranged deliberately, because the designer is not independent.

How to choose

Decide how complete your design really is
If you hold a coordinated, tender-ready set across all disciplines, traditional contracting will get you a sharper price. If what you hold is a concept and a wish, you are not tendering a design, you are tendering a guess.

Decide who should own coordination risk
If you do not have the internal capacity to arbitrate between a designer and a contractor blaming each other, do not buy a structure that requires you to.

Decide what matters more, control or certainty of responsibility
You can have detailed control of the design or a single throat to hold, and the honest answer is that you cannot fully have both.

Check the classification, not the claim
Whichever model you choose, verify the contractor's classification covers the works, and ask for the certifications rather than accepting the logo on the proposal.
